For sale by owner, 40 acres+ flat usable land only 1 mile off paved road. This land is in Nevada!
OWF with $1,000 down and the balance financed over 10 years at 6.5%. Monthly payment = $124.90
Property size is just slightly over 1/4 x 1/4 mile, wide open and very remote. Easy access but no cell service. Property was subdivided long ago and is in between two old Iron Mines, with survey markers still in place. BLM lands on one side, great to have additional access to public lands. Soil was firm and no problem to drive out to property along BLM boundary, but would recommend a vehicle with clearance. 4WD or AWD could be necessary during certain times of the year.
No utilities nearby, anything here would be off the grid.
Zoning is AMR: agriculture, mining, and recreation. This zoning allows for a home, cabin, or other single family residence and certain commercial uses with a permit.
The road out to the acreage is paved, known as the "396" it goes through Coal Canyon, aka Iron Mine Road.
Typical views on the way out, we did the paved 18 miles in about 25 minutes give or take. The road climbs a quick pass giving some great countryside views.
When you get to the first iron mine tailing pile you are close to the turn off.
On the property.
Wide open for miles, no one around.
Corners are still marked, this property borders BLM lands.
Topsoil isn't the best for farming, mix of stones and light brush.
Corners are marked, just takes some walking as they are 1/4 mile apart.
1 mile of dirt exactly to get to the NE corner of the lot. There are also other faint access routes left over from original subdivision plans.
If you are in the market for remote NV land, please let me know. Open to trades! The dirt roads in the area head off in all directions and there is southerly access to Fallon. Lovelock is the closest large town, 1/2 hour away on pavement.
