Similar highway view, the two lots are adjoined.  With two lots you can keep them as is, or rent/sell one off as they are both legal parcels.  I looked into doing a lot line adjustment because there is a small one and a large one, creating two medium sized parcels is a possibility and may be as easy as filling out the required paperwork.

Canal at back of the property, Babcock Ditch.  I like the ditch as a water feature but it is unknown at this time if rights to it are conveyed with this property.  It was thought to have had them in the past, and the deed does not show if they've been severed.  The property is commercial but does allow for agricultural uses as well.
